This property lies about 2 miles southwest of Nixon with about 3,473 feet of frontage on the west side of gravel road CR 483.  The property is gently rolling with a small wet weather creek crossing the property.  About eighty percent of the property is heavily wooded with the wooded area covered with mesquite, hackberry, prickly pear, native persimmon and native grasses.  One hundred percent of the mineral estate and all of the water rights convey.  Both are unleased in a good area for both minerals and water.
