231 Acres in Gonzales County
This place has about 3,360 feet of frontage on CR 170 only a couple of miles south of Nixon. It has gently rolling terrain draining to one main drainage draw with a nice stock tank which might be as large as 5 acres in size when full. The property is about 50% wooded with mostly mesquite trees. The area not considered wooded has scattered mesquite trees. Soils are deep clay loam and very fertile. Grasses include coastal Bermuda, gordo bluestem, King Ranch bluestem, buffalo grass and common bermuda grass. There are two other stock tanks, one is fed by an artesian well which keeps it full year round and the third tank is very small and will go dry in dry times. Not a lot is known about the artesian well; however, it is probably a Queen City well possibly drilled to 350 feet. A second Queen City water well probably drilled in about 1991 is equipped with a submersible pump. It is thought to be about 350 feet deep and is located near the working corrals near CR 170. The set of metal working corrals on are in good condition. The property is a good cattle place with good 5 wire- barbed wire perimeter fencing and one cross fence dividing the place into 167 and 64 acre pastures. The property is taxed “Ag Use” and power and telephone are along CR 170. The property is offered “surface only”. Broker is partial owner.
